Benchmarking Required for Buildings with 25,000 sf or More
Local law Int 1163-2016 that amends the administrative code was enacted Oct 31, 2016. [see The New York City Council page here to view the bill]
The new law requires all buildings over 25,000 square feet to benchmark for energy and water consumption. Instructions on how to do this can be found at NYC.gov and by clicking here.
Building owners should note that this amendment to Local Law 84 lowers the square footage determinant of who must now benchmark. Previously, only buildings 50,000 square feet and more had to comply.
Those larger buildings are also subject to Local Law 87 which requires an energy audit every 10 years. The amendment to Local Law 84 which changes the benchmarking requirement does not change the criteria for building audits.
It is expected that building owners will be required to comply with the new benchmarking requirements by May 2018. In the meantime, the NYC.gov page has a link to both pdf and excel documents listing which buildings are required to benchmark. Owners should check that list to guide compliance activities.
